Brickhouse at San Luis Square
Project Stats
Ashley & Vance Engineering provided comprehensive structural engineering services from preliminary design through construction documents for Brickhouse, the premier three-story building within the vibrant San Luis Square development. This high-profile mixed-use project brings 29 luxury residential condominium units—ranging from sleek studios to spacious two-bedroom suites—above a dynamic ground-floor retail space, a public plaza, and pedestrian pathways connecting Marsh and Higuera Streets.
Our structural team navigated complex urban coordination and tight spatial constraints to integrate the multi-story residential layout over open commercial framing and a secure, below-grade parking structure. The design utilized strategic steel and advanced lateral systems to maximize open interior configurations and support high-end finishes, including corner units with extensive wraparound balconies that offer panoramic views of Cerro San Luis and Terrace Hill. Every structural element was carefully detailed to bring the architectural vision to life while ensuring a robust framework for this downtown landmark.
Key Features:
Integrated Multi-Story Framing: Engineered structural transitions to seamlessly support 29 luxury residential units over open ground-floor commercial spaces and subterranean parking.
Cantilevered Wraparound Balconies: Designed robust framing configurations to accommodate corner units with extensive, unobstructed balconies and panoramic views.
Advanced Lateral System: Implemented precise structural analysis to maintain open-concept architectural layouts while meeting strict seismic and wind requirements.
Below-Grade Parking Support: Detailed specialized foundation and subterranean retaining systems to maximize structural efficiency beneath the active mixed-use development.
High-End Interior Flexibility: Utilized strategic steel framing to accommodate a wide variety of floor plans, from sleek studios to spacious two-bedroom suites.
