ICON Gardens

This modern mixed-use student housing project is located adjacent to the University of California Santa Barbara campus in Isla Vista. The development consists of a 45,000 square foot building, featuring four stories of condos and 4,000 square feet of commercial space. The structure includes 30 residential units, a rooftop deck over an elevated concrete podium, and a car-stacker system at grade to provide 40 new parking stalls. The design also incorporates a low-impact stormwater management system (LID) with rain gardens, on-site infiltration, and bio-swale overflow. Structural and civil engineering services were provided for the building and site, which included complex vehicle lift systems, grading and drainage, retaining wall design, and site utility layout. The stormwater management system involved underground chambers, routing runoff to pre-treatment vaults, and final overflow to a large flow control structure. Additionally, pervious pavers were used to promote on-site infiltration.
