3839 Folsom Renovation

San Francisco, CA

Project Stats

Ashley & Vance Engineering provided the structural engineering design and plans for this comprehensive, three-story home renovation, aimed at modernizing the space and dramatically improving functionality. This ambitious project involved lowering the floor of the lowest level by 18 inches to increase ceiling height, transforming a low space into a bright, usable living area. The interior was also redesigned on the main and lower levels, moving walls to create a modern, open floor plan and installing new openings to enhance flow throughout the home. To boost curb appeal and access, we engineered new exterior stair configurations and squared off the front bay window. Crucially, the home’s structure is being significantly upgraded with a full lateral analysis, ensuring the entire building is robust, safe, and built to withstand current seismic and wind forces for decades to come.
