The 860 on the Wye project is an 19-unit, net-zero, and 100% affordable housing development located at Humbert Avenue, San Luis Obispo. The project includes nine 350-square-foot studio apartments, ten 550-square-foot one-bedroom units, and one 725-square-foot two-bedroom unit. Ten of these units are dedicated to homeless veterans, ensuring that their rent remains limited to 30% of their income. The project also includes a community room, community garden, and advanced energy conservation features, ultimately earning a GreenPoint Gold rating.

Our team provided comprehensive structural engineering services to ensure the stability, safety, and efficiency of this award-winning project, which received the prestigious 2017 Green Homes Honor Award from the Central Coast Green Building Council. Working alongside the architect, our team developed innovative and efficient structural designs that incorporated moment frames and covered parking areas, seamlessly integrating the structure into the tight urban infill site. These designs not only maximized available space but also contributed to the project’s overall sustainability and reduced environmental impact.

Additionally, this modern and sustainable housing development utilized underdeveloped land and employed measures to reduce the number of automobile trips and resident parking requirements. With an approved automobile trip reduction plan in place, 860 on the Wye showcases our commitment to engineering excellence and sustainable design, paving the way for future eco-conscious developments in urban environments.
