Broad Street Mixed Use

San Luis Obispo, CA

Project Stats

Located at the corner of Broad Street and Lawrence Drive, centrally positioned between the airport and downtown San Luis Obispo, this new three-story, 29,000-square-foot mixed-use development brings modern residential living and ground-floor commercial space to South Broad Street.

AV’s civil and structural engineering teams collaborated to deliver comprehensive construction documents for the site and building. The structural engineering scope included complete design for two upper levels of Type V wood framing over ground-floor retail, steel moment frames, site retaining walls, and a 500-square-foot rooftop deck. Concurrently, our civil engineering team provided site development solutions, including detailed grading, drainage, utility design, off-street parking, and sidewalk frontage enhancements along both street frontages.

Features

  • Stormwater Management: Incorporated pervious pavers throughout the off-street parking lot to support natural stormwater infiltration and mitigation.
