Santa Rosa & Monterey Mixed Use

San Luis Obispo, CA

Project Stats

Located at the corner of Santa Rosa and Monterey in downtown San Luis Obispo, this mixed-use project provided unique challenges for both our civil and structural teams. The San Luis Creek flows directly beneath the building through two, 8-foot box culverts.

The three-story steel-framed commercial shell building used deepened concrete caissons along with concrete grade beams and collapsible formwork to distribute building loads away from the culvert.
In order to meet the client’s needs for a single finished floor for the entire building, Monterey Street was regraded to allow access from several points along the sloping frontage. The new frontage included a bulb-out to provide patio seating as well as a reshaped curb return to allow for large truck turns through this busy intersection. Storm drains were routed to landscaped-based treatment in the parking lot and then tied in directly to the culverts below the site.
