Ashley & Vance Engineering provided the structural plans and calculations for this extensive, luxury single-story residential update nestled in the idyllic wine country of San Luis Obispo. Nestled against rolling vineyard views, the ambitious estate spans an 8,100-square-foot footprint that seamlessly integrates a high-end main residence, a private detached guest house, expansive covered patios, and a grand porte-cochère. To bring this sophisticated architectural vision to life on a challenging, sloping lot, we engineered custom hillside foundation retrofits utilizing Type V wood framing, prefabricated trusses, and plywood shear walls to flawlessly marry new construction with existing on-site foundations. Elevating the outdoor living experience, our team designed custom 6-foot retaining walls and engineered the reinforced concrete shell for a spectacular 42’x22′ in-ground pool, spa, and cold plunge—expertly navigating complex surcharge loads to position this ultimate backyard oasis right alongside an existing site retaining wall.
